  • Full Gut Renovation in Graduate Hospital: From Shell to Stunning Home

Last month, Noam Construction completed a transformative full gut renovation of a 3-bedroom rowhome in the heart of Graduate Hospital, Philadelphia. What began as a dilapidated, vacant shell is now a sleek, modern residence that exemplifies high-end craftsmanship, smart design, and expert project execution.

This was more than just a cosmetic overhaul — it was a full structural and aesthetic rebirth. Every aspect of the property was touched, starting with the demolition of outdated plaster and lath walls, which revealed a century-old frame in dire need of structural upgrades. Our licensed contractors reframed the entire home, reinforcing joists, headers, and subfloors to create a rock-solid foundation for the new buildout.

We then installed wide-plank white oak hardwood flooring throughout the home, giving each space a warm, inviting, yet contemporary feel. The heart of the project — the kitchen — now features custom cabinetry, quartz countertops, and a chef-grade appliance suite, all designed with an open-concept flow perfect for modern living and entertaining.

Energy efficiency was a top priority for this renovation. We installed a Navien tankless water heater system to provide continuous hot water while maximizing energy savings. The insulation was completely overhauled using spray foam and fiberglass to ensure the home stays warm in the winter and cool in the summer — a crucial upgrade for Philly’s variable climate.

Other highlights of the project include:

  • Basement underpinning for improved ceiling height and usable space
  • Upgraded electrical panel and full rewiring to meet modern code
  • New windows and doors for improved natural light and insulation
  • Custom trim and millwork that respects the home’s historic roots while modernizing its aesthetic

Every decision was made with the unique architecture of Philadelphia rowhomes in mind. These homes often come with hidden challenges — uneven walls, outdated utilities, and historic district guidelines — but our team’s experience navigating these complexities is what sets Noam Construction apart. From the initial design to final inspections, we worked in lockstep with our clients and city officials to deliver a product that’s both luxurious and code-compliant.

Homeowners in Graduate Hospital now have a stunning example of what’s possible when precision renovation meets thoughtful design. Whether you’re starting with a shell or looking to remodel an outdated space, we’re the contractor Philly homeowners trust to get it done right.
